Terms of Service

Effective September 6, 2026. These terms govern website use and services provided by ANFLPROPERTIES LLC.

Services and Scope

We provide property advisory, marketing coordination, transaction administration, market research, public opinion polling and related services limited to an accepted written proposal or agreement.

Licensing

We do not provide regulated brokerage, appraisal, inspection, legal, tax, lending, title or investment services unless performed by a properly authorized professional. Website information is general and is not legal, tax or investment advice.

Pricing and Payment

Prices are stated in U.S. dollars unless noted otherwise. Payment schedules may include deposits, retainers, milestones or final balances. Approved third-party costs may be charged as disclosed. Overdue payment may result in suspension.

Client Responsibilities

Clients must provide accurate information, lawful instructions, timely decisions, property access and necessary authority. Client-caused delays may affect price and delivery.

Property and Research Information

Listings, availability, pricing, measurements, taxes, zoning, market data and third-party statements may change or contain errors. Clients must independently verify material facts and obtain appropriate professional advice. Research reflects available data, methodology and timing and carries inherent limitations.

No Guaranteed Results

We do not guarantee a sale, purchase, lease, valuation, closing, financing approval, occupancy level, investment return, survey result or commercial outcome.

Intellectual Property

Each party retains pre-existing materials. After full payment, clients receive rights expressly granted to final deliverables. ANFLPROPERTIES retains its methods, templates, systems and know-how.

Liability

To the maximum extent permitted by law, ANFLPROPERTIES is not liable for indirect, special or consequential damages. Except where prohibited, aggregate liability is limited to the amount paid for the specific service giving rise to a claim.

Governing Law

These terms are governed by Florida law. The parties will attempt good-faith written resolution before formal proceedings. A signed agreement controls over inconsistent website terms.
