Refund & Cancellation Policy

Effective September 6, 2026. This policy applies unless a signed agreement contains different terms.

Customized Services

ANFLPROPERTIES LLC provides customized property advisory, marketing, research and coordination services. Payments may reserve time, advertising, photography, technology, data, travel, vendors or other project-specific resources. Refund eligibility depends on work completed and costs committed.

Cancellation Requests

Send written requests to andy.nelson@anflproperties.us with the client name, invoice or project number, service and reason. Cancellation is effective when confirmed in writing.

Before Work Begins

If cancellation occurs before work begins and before project costs are incurred, we may refund payments received less disclosed and legally permitted consultation, planning, processing or reservation fees.

After Work Begins

The client remains responsible for completed work, approved advertising, photography, software, data, travel, vendors and other commitments. Any refund is limited to the unearned and uncommitted portion of payment.

Digital Deliverables

Reports, analyses, marketing materials and other digital deliverables are generally non-refundable after delivery. Material scope issues must be reported within five business days. Our first remedy may be correction, revision or completion.

No Guaranteed Outcome

A property transaction, campaign, financing request or research project failing to achieve a desired result does not establish refund eligibility. We do not guarantee a sale, purchase, lease, closing, approval, valuation, response rate or financial return.

Processing

Approved refunds are generally returned to the original payment method within 10 business days. Financial institutions may require additional posting time. Card payments are not refunded in cash.
